4 key points before selling
Selling well begins with making good decisions.

Start with the right price.
Analyzing the property and the market is essential for setting a competitive price and positioning it correctly.

Every property requires its own strategy.
Defining our target audience and determining how to present the home allows us to focus on the right buyer.

Communication and marketing
A good property requires a good presentation.
A polished image and a multi-channel strategy help generate visibility, interest, and connections with the right clients.
04

We answer your questions
Frequently asked questions about selling a home
What are your fees, and what do they include?
Our fees are negotiated with you before we begin and are set out in writing in a sales agreement. They include, among other things, guidance throughout the entire sales process, the creation of professional marketing materials for your property, and the distribution of these materials to our client database and our network of partners.
What are the terms of the exclusive agreement?
The terms of the exclusive agreement—including its duration—are agreed upon with you and set out in writing within the sales mandate. During this period, we are solely responsible for the sale of your property, which allows us to invest in high-quality marketing and share the listing with partner agencies, ensuring that your property’s reach is not compromised.
How do you screen buyers?
Before each viewing, we speak with the buyer to understand what they are looking for, what their budget is, and how they plan to finance the purchase. This ensures that those who visit your property are a good fit and are genuinely interested, helping you avoid viewings that would only be a waste of your time.
How long does it take to sell?
It depends primarily on the price, the location, and the type of property. A well-priced and well-presented property tends to attract the most interest during its first few weeks on the market. Once an offer has been accepted, the period between the signing of the preliminary purchase agreement and the final execution of the deed typically ranges from one to three months, depending on what is agreed upon.
What documents do I need in order to sell?
The main ones are the property deed, the property registry extract (*nota simple*), the energy efficiency certificate (mandatory for listing the property), the most recent property tax (*IBI*) receipt, and a certificate from the homeowners’ association confirming that all dues are paid up to date. We review these with you from the very beginning and help you obtain any that might be missing.
Can I sell my property if I live outside of Spain?
Yes. We manage the sale remotely and keep you informed at every stage. You will need your NIE (Foreigner Identity Number). If you are unable to attend the appointment at the notary’s office, you can grant a power of attorney—duly apostilled—to a trusted individual. We coordinate with our lawyers to ensure everything is in order by the day of the signing.
Can I sell a property that has a tourist rental license?
Yes. If it has a tourist license, the buyer can continue the activity by notifying the authorities of the change in ownership. We can help you decide whether it is better to sell it while the rental activity is ongoing or without it.
How can I increase the value of my home?
Renovations, appropriate decor, and a thorough cleaning can boost your home’s value and make it more appealing to buyers. During the valuation process, we will advise you on which improvements are worthwhile in your specific case, ensuring you only invest in changes that truly make a difference.
How will you keep me informed about the status of the sale of my property?
We will stay in touch with you throughout the entire process. We will notify you whenever a viewing takes place, and afterwards, we will let you know how it went and what the potential buyer’s impressions were. This way, you will always know how the sale is progressing.
