Buying a property on the Costa del Sol is an exciting decision, whether as a permanent residence, second home or investment. However, many people start the process without a good understanding of the market, the areas or the real costs associated with the purchase, which can lead to making unwise decisions.

The Costa del Sol offers a huge variety of locations, lifestyles and property types. Precisely for this reason, it is important to analyze each aspect well before taking the step. Below, we review some of the most common mistakes when buying a home in this area and how to avoid them.

1. Choose the area only for photos or recommendations

One of the most common mistakes is to fall in love with a home or an area solely because of what you see on the internet or because of the recommendation of third parties. The Costa del Sol is very diverse and each area offers a completely different lifestyle.

It is not the same to live in the centre of Marbella as in Benahavis, nor to seek tranquillity in Estepona than a more dynamic environment near Puerto Banús. Some areas are ideal for year-round living, while others work better as a second home or holiday investment.

Before buying, it is important to analyze aspects such as:

Distance to amenities and beaches

Atmosphere during the year

Connections and traffic

Resident Profile

Privacy or activity level

Visiting several areas and understanding how people really live in each one is key to making a good decision.

2. Not defining the purchase objective well

Many people start looking for housing without having clearly defined what they need it for. And that point completely changes the type of property that should be bought.

For example:

A home to live all year round should prioritize comfort and nearby services.

A second home may focus more on views, location, or leisure areas.

A property for investment must analyze profitability and future demand.

Defining the purchase objective from the beginning helps to avoid mistakes such as overpaying for unnecessary features or choosing an area that is not suitable for the real use of the home.

3. Focus only on the purchase price

Another very common mistake is to think only about the sale price and forget about all the expenses associated with the purchase and maintenance of a property.

In addition to the purchase price, you have to take into account:

Taxes (ITP or VAT)

Notary and registry fees

Legal fees

Community Maintenance

IBI and municipal taxes

Insurance Supplies

In luxury developments or detached villas, for example, maintenance costs can be significantly higher due to gardens, swimming pools or private security.

Having a complete view of the real cost will avoid surprises after the purchase.

4. Not visiting the area at different times of the day or year

The Costa del Sol changes a lot depending on the season. Some urbanizations are very quiet in winter, but have a large influx of tourists in summer. Others may look perfect during the day and have quite a bit of noise at night.

It is also important to check:

Traffic in high season

Evening activity

Parking

Noise from roads or beach clubs

Real life outside of summer

Before buying, it is worth visiting the area several times and at different times to really get to know the surroundings.

5. Not checking the orientation and climatic conditions of the home

In an area with as much sun as the Costa del Sol, the orientation of the house has a great influence on the quality of life.

A property with good orientation can:

Have more natural light

Become more energy efficient

Be more pleasant in winter

Make better use of the views

However, some homes may suffer from excessive heat in summer, too much wind or too little light depending on their orientation and location.

This is an aspect that many international buyers do not take into account initially, but it makes a big difference on a day-to-day basis.

6. Not analyzing nearby services well

Sometimes a home can seem perfect, but be too isolated or far from the services you really need.

Before buying, it is advisable to assess:

Supermarkets

International Schools

Hospitals and medical centers

Restaurants and leisure

Gyms and sports areas

Quick access to road or airport

This is especially important for families or individuals who plan to live all year round on the Costa del Sol.

7. Not reviewing documentation correctly

One of the most delicate mistakes is not properly checking the legal and urban situation of the property.

Before buying, it is essential to review:

Nota simple and ownership

First occupancy license

Urban situation

Possible charges or debts

Outstanding community fees

Regulations on tourist rentals

Having specialized legal advice is essential to avoid future problems.

8. Buying thinking only about the present

Many purchasing decisions are made thinking only about current needs, without assessing how the personal situation may change in a few years.

It is important to reflect on:

Family Growth

Teleworking

Future accessibility

Possible resale

Long-term use

A home must adapt not only to the present, but also to possible life changes.

9. Not valuing the potential for revaluation

Not all areas evolve in the same way. Some areas of the Costa del Sol are fully consolidated, while others are still growing and developing.

Analysing the potential for appreciation can make a big difference if you want to sell or rent the property in the future.

Things to note

New infrastructures

Urban Projects

International demand

Supply shortages

Prestige of the area

Locations such as Sierra Blanca, the Golden Mile or certain areas of Estepona have shown great stability and value growth over time.

10. Trying to do it all without professional advice

Buying a home involves much more than just finding a beautiful property. There are legal, urban, tax and negotiation aspects that can be complex, especially for those who do not know the local market.

Having the right professionals helps to:

Find properties that really fit your needs

Avoid legal risks

Better Negotiate Price

Save time and errors

Working with an agency specialized in the Costa del Sol allows you to make decisions with more security and knowledge of the market.

Conclusion

Buying a property on the Costa del Sol can be a big decision both personally and financially, but getting it right requires planning and knowledge of the market.

Understanding the differences between areas, analysing the real needs well and having professional advice are essential aspects to avoid mistakes and find the right property.

At BIOS Real Estate we accompany national and international buyers throughout the process, helping them find not only a home, but the place that best fits their lifestyle and goals.

The Costa del Sol has established itself as one of the most attractive destinations in Europe both to live and to invest in housing. Its climate, quality of life and constant international demand make many owners ask themselves a key question: is it better to rent a property for a long term or to go for holiday rentals?

The answer is not unique, as both options offer interesting opportunities, but they also involve important differences in terms of profitability, management and taxation. Understanding each modality well is essential to make a decision aligned with your goals, and at Bios we want to offer you all the necessary information so that you know both options.

What is long and short term rental?

Long-term rentals are designed for those who are looking for a home as their habitual residence. These are stable contracts, usually for one year or more, where the tenant uses the property as their primary home. This type of rental is regulated by the Urban Leases Law and offers a more continuous relationship between owner and tenant.

In this type of rental, it is essential that the property is delivered in good condition and maintained correctly, since the tenant will live in it throughout the year. In addition, it is common for utilities such as water, electricity or internet to be paid for by the tenant, which reduces the landlord’s monthly expenses.

On the other hand, short-term rentals, also known as vacation rentals, are aimed at shorter stays, usually of days or weeks. It is very common in areas such as the Costa del Sol, where tourist demand is high for much of the year. In Andalusia, this type of rental requires the registration of the property as a Tourist Housing (VUT) and compliance with certain specific requirements.

In this case, the maintenance of the property has to be greater and more frequent, since guests expect everything to work perfectly during their stay. The house must be in optimal condition at each entrance. In return, the owner has greater control over the use of the property, since he knows exactly when the property is free and can enjoy it in the periods he wants.

Key differences:

Long Season:

Use as a primary residence

Utilities at the tenant’s expense

Less daily management

Need for long-term maintenance

Short Season:

Tourist use

Increased maintenance and equipment

Full availability control

Possibility of own use between bookings

Profitability on the Costa del Sol: stability vs potential

One of the most decisive aspects is profitability. Vacation rentals typically offer higher revenues in gross terms, especially in premium locations, and during the summer months and on prominent dates. A well-positioned home can generate high income in a few weeks.

However, this profitability is highly dependent on occupancy and seasonality, which introduces some uncertainty.

Long-term rentals, on the other hand, offer a more moderate but constant return. The owner receives a stable monthly income, which brings peace of mind and predictability.

Profitability Overview:

Short Season:

High income in summer

Greater annual variability

Long Season:

Steady revenue

Reduced risk of voids

Taxation in Andalusia: what you should take into account

Taxation is one of the factors that most influences the real return on investment. Although both models are taxed on the income obtained, there are important differences.

In long-term rentals, when the home is intended for habitual residence, a 60% reduction can be applied to the net income in Personal Income Tax, which is a significant tax advantage. In addition, it is possible to deduct expenses such as mortgage, IBI, community fees or repairs, which significantly improves net profitability.

Holiday rentals, however, do not have this tax advantage. Although it also allows you to deduct certain expenses, these must be applied proportionally to the time the property is rented. In addition, if hospitality services are offered, it may involve the application of VAT, which adds an additional layer of complexity.

When is each type of rental convenient?

The choice between one modality or the other depends largely on the profile of the owner, the location of the property and the use you want to give to the home.

The long-term rental is especially recommended for those looking for stability and easier management. It is also a good option if you want to avoid daily operations and transfer certain costs, such as supplies, to the tenant. In addition, it is ideal for properties in residential areas or designed to live all year round.

On the other hand, holiday rentals are more interesting in homes located in areas with high tourist demand. It is a suitable option for owners who want to maximise income while maintaining the flexibility to enjoy their home at certain times of the year, something that is not possible in long-term rentals.

Choose long term if:

You’re looking for stability and less management

You prioritize security and tax benefits

Your home is in a residential area

You will not use the property at any time of the year

Choose short season if:

You want to maximize revenue

Your property is in a tourist area

You can manage or delegate operations

You want to be able to enjoy the property at certain times of the year

Conclusion: profitability yes, but with strategy

Choosing between long-term or short-term rentals is not simply a matter of how much you can earn, but of how you want to manage your investment.

In the following table you can see the main differences between renting a long-term or short-term home on the Costa del Sol, which will help you make a more informed decision.

On Wednesday, February 11th, our BIOS Real Estate office in Puerto Banús was transformed into an artistic space to host the exhibition of the artist Carmen Espejo, in an event that exceeded all expectations and brought together clients, collaborators, friends and the media.

The event was a success, not only because of the attendance and the atmosphere, but also because of the special connection that was generated between Carmen’s work and the audience that accompanied us.

Carmen Espejo and her link with BIOS

Carmen Espejo López, an artist from Granada with an international career in full expansion, has managed to position herself in the contemporary art scene with a collection of works that are the result of years of dedication, effort and deep passion for painting.

Our relationship with her was born from the professional field, as she trusted BIOS Real Estate to advise her on her real estate investment on the Costa del Sol. That bond allowed us to discover his artistic side and give shape to an idea that excited us from the beginning: to bring his work to our offices and share it with our community.

Self-taught and a hairdresser by training, she began her artistic path during the pandemic, a period that marked the beginning of an intense creative exploration. Since then, its evolution has been surprising. His work dialogues naturally with references such as Pollock, Tàpies, Dufy, Juan Gris or Robert Ryman, moving through influences ranging from Cubism in its early stages to Expressionism, Tachism and Informalism. However, his work always responds to an instinctive impulse: each piece is born from a specific emotion and finds its own format and materials.

In recent years, Carmen has aroused the interest of international galleries and contemporary art spaces such as Artio Gallery (Canada), Monat Gallery (Madrid) or the Museum of Modern Art (Barcelona).

In addition, he has exhibited in cities such as New York, Miami, London, Stockholm and Monaco, consolidating an increasingly solid international presence. In 2026 he plans exhibitions in first-class spaces such as the Carrousel du Louvre (Paris)

An exhibition that transformed our office

During the afternoon of Wednesday, February 11, our office ceased to be just a real estate agency and became a real art gallery. Carmen’s works were perfectly integrated into the space, creating a visual journey that invited you to stop, observe and talk.

At 6:30 p.m., Carmen made a live presentation in which she explained her creative process and the emotional universe that defines her work. Attendees were able to learn about his artistic evolution, the materials he uses and the history behind his works.

Clients, collaborators, friends and media representatives enjoyed an elegant and close atmosphere, where the connection between the works and the space generated a unique atmosphere. The response of the public was extraordinary, confirming the growing interest in their work and the cultural relevance of this type of initiative in Marbella.

A success that continues

The exhibition was a success, both in terms of attendance and reception of the works. For BIOS, this event represents much more than an artistic exhibition: it symbolizes our way of understanding the real estate sector as a space of connection, trust and shared experiences.

Carmen Espejo’s works will remain on display in our office allowing visitors to continue enjoying them. In addition, this meeting marks the beginning of a line that we want to consolidate: to organize more cultural events and exclusive experiences that add value to our community on the Costa del Sol.

We continue to grow, create and connect.

When we think of the Costa del Sol, the first thing that comes to mind is its beaches, the sun and the summer. But the truth is that this region also offers a very attractive side during the winter months. With mild temperatures, sunny days and less tourist influx, it is the perfect time to discover the area calmly and enjoy unique experiences.

If you are wondering what to do on the Costa del Sol in winter, here are five plans that combine nature, culture, gastronomy and relaxation, ideal for both residents and those who visit the area out of season.

1. Hiking in the Sierra de las Nieves

Winter is one of the best times for hiking trails on the Costa del Sol. The cool temperatures and clear skies invite you to explore natural landscapes such as the Sierra de las Nieves, declared a National Park.

Located less than an hour from Marbella, this protected environment offers mountain landscapes, centuries-old Spanish fir forests, signposted trails and viewpoints with spectacular views. Routes such as Torrecilla or the Yunquera and Tolox trails are ideal for breathing fresh air and connecting with nature.

2. Tour the old town of Marbella and visit the best museums on the coast

With the slower pace of winter, it is the ideal time to rediscover the historic center of Marbella. Strolling through its cobbled streets, visiting the Plaza de los Naranjos, admiring the Andalusian architecture or enjoying a terrace in the sun has another charm outside of high season.

Plus, winter is perfect for exploring some of the best museums on the Costa del Sol. In Marbella you can visit the Museum of Contemporary Spanish Engraving, unique in Andalusia, with works by artists such as Picasso, Miró or Tàpies.

In Malaga city, the Picasso Museum, the Pompidou Centre and the Carmen Thyssen Museum offer first-rate international art collections. Other interesting options are the Automobile Museum in Malaga, the Ralli Museum in Marbella, or the CAC (Center for Contemporary Art). All of them are excellent cultural plans for cooler days.

3. Eat at a restaurant with a fireplace in the mountains

Winter on the Costa del Sol is perfect for enjoying a more homely dining experience. Many restaurants in the interior offer home-cooked meals by the fireplace, in cozy environments with views of the mountains.

Towns such as Benahavis, Monda or Casares have restaurants where you can taste traditional stews, grilled meats, hot soups or stews paired with local wines. A perfect getaway for cold weekends.

4. Relax at a spa or wellness center

If you need to disconnect and recharge, a perfect plan for winter is to spend the day in a spa or wellness center. The Costa del Sol has a wide range of hotels with spas and thermal circuits in quiet and elegant settings.

Some recommended options are Los Monteros Spa & Golf Resort, the Higuerón Resort or the Villa Padierna Thermas Hotel, where you can also receive body treatments, massages and therapies adapted to the winter season.

5. Enjoy the Christmas atmosphere in Malaga and other municipalities

If you visit the Costa del Sol between December and January, you can’t miss the festive atmosphere that floods many of its cities. Malaga city offers an impressive light show on Calle Larios, Christmas markets, an ice rink, concerts and monumental nativity scenes.

Towns such as Estepona, Fuengirola or Benalmádena also set up traditional markets, activities for children and Christmas decorations in their urban centres. It is a perfect opportunity to enjoy with the family or make afternoon plans with friends.

Conclusion: Winter on the Costa del Sol, another way to enjoy

Far from the hustle and bustle of summer, winter on the Costa del Sol allows you to experience the region in a quieter and more authentic way. Whether it’s walking through the mountains, enjoying the local cuisine, relaxing in a spa or letting yourself be carried away by the Christmas atmosphere, there are options for all tastes.

If you are considering buying a home to enjoy all year round, or are looking for a second home for winter getaways, at somosbios.es we help you find the perfect property in Marbella, Estepona, Mijas or Benahavis.

1. Where is Nagüeles located?

Nagüeles is located on the slope of La Concha Mountain, just above the Golden Mile and below Sierra Blanca. Its location is privileged:

The Costa del Sol is one of the most desirable destinations to buy a home in Spain. Its Mediterranean climate, relaxed lifestyle, beaches, gastronomy and excellent international connection make both national and foreign buyers increasingly interested in settling here.

However, before starting the search, it is essential to be clear about several key aspects that will help you better focus your decision and save time (and money) in the process. Below, we tell you what you should define before you start looking for your new home on the Costa del Sol.

1. DEFINE THE TYPE OF PROPERTY YOU NEED

One of the most common mistakes when starting to look for a home is not being clear about what type of property you really need. Therefore, the first thing to do is to reflect on your lifestyle and priorities:

Do you want a detached house with a garden or a modern apartment near the sea?

Do you prefer a quiet, residential setting or be in the heart of the city, with everything close by?

Are you interested in a new build, ready to move in, or a second-hand home to renovate to your liking?

You should also consider the use you are going to give it: it is not the same to buy to live all year round, than to look for a second home for holidays, or a property as an investment for tourist rental.

Being clear about what type of home you are looking for will allow you to filter options from the beginning and focus only on those that really fit you.

SET YOUR ACTUAL BUDGET

One of the keys to an effective search is to have defined how much you are willing to spend. This not only includes the purchase price of the property, but also all the associated expenses involved in the operation:

Taxes: VAT (10% on new builds) or ITP (6-10% on second-hand homes, depending on the autonomous community).

Notary and land registry.

Real estate agency fees (in case they are not assumed by the seller).

Agency or lawyer expenses if you have legal advice.

Renovations or decoration, if needed.

In addition, if you need financing, you should be clear about the amount you can provide as a down payment (usually a minimum of 20-30% of the value of the property) and the amount that the bank can grant you.

Tip: Add an additional 10-13% to the purchase price to calculate your total realistic budget.

CHOOSE THE RIGHT AREA ACCORDING TO YOUR LIFESTYLE

The Costa del Sol is much more than Marbella. There are many locations, each with its own personality, prices and services. So, before you start visiting properties, ask yourself these questions:

Are you interested in an area with a year-round atmosphere or a quieter place to spend the summer alone?

Do you prefer to be close to the beach, in the mountains or in between?

Would you like to live close to golf courses, international schools, private clinics or marinas?

Do you need to be well connected by road or public transport, or do you value privacy more?

Among the most sought-after areas are Marbella centre, Puerto Banús, Nueva Andalucía, San Pedro Alcántara, Estepona, Benahavis, Mijas Costa or Fuengirola, each with its own lifestyle and price range.

 DEFINE YOUR REAL NEEDS

Once you have the type of home and the area in mind, make a clear list of your real needs. Difference between what is essential and what would be simply desirable:

Number of bedrooms and bathrooms.

Outdoor spaces: do you need a terrace, garden, solarium?

Do you want sea views or do you just need a good orientation?

Is it essential to have a garage, storage room or lift?

Need space to work from home?

What maximum distance are you willing to walk or drive to go to the supermarket, school or gym?

Being clear about these priorities will help you filter properties more effectively and make better decisions when you find one that fits what you really need.

 DEFINE YOUR TIMELINES AND EXPECTATIONS

Another essential point is to know when you want to buy and when you need to move in. This can condition the type of property you can access:

If you’re in a hurry to move, you’ll probably need to focus on finished or immediately available properties.

If you can wait, you can consider developments under construction or properties that require renovation.

Are you willing to sign a reservation and wait months for delivery?

Are you interested in buying now to rent in summer and use it later?

It is also important to know if you have to sell another property before, manage a mortgage or if you are buying from abroad and need to coordinate everything remotely.

 SEEK PROFESSIONAL ADVICE

Although nowadays the search begins online, having a professional team can make the difference between a simple purchase and a confusing experience.

A property agent specialising in the Costa del Sol can offer you access to unpublished properties, negotiate on your behalf and guide you on the real value of each area.

A real estate lawyer will give you legal peace of mind, will review the documentation, the registration status of the property and the charges.

A financial advisor can help you get financing or calculate the return if you are buying to invest.

Having a reliable team is especially important if you do not know the market well or if you buy from abroad, that is why at Bios Real Estate we offer you a complete service that includes advice for the purchase or sale of homes, management of holiday rentals, legal, financial matters … and much more.

Conclusion: The key is in preparation

Buying a home on the Costa del Sol can be one of the best decisions of your life, but like any good decision, it requires preparation. The clearer you are about your goals, needs, budget and preferences, the easier it will be to find the perfect property.

And if you want us to accompany you in this process, at somosbios.es we can help you from the first contact until you have the keys in hand.
